Kyle, TX Sign Regulations: Freeway-Facing Signs (2026)

The commercial Interstate 35 sign category applies to every business and civic or religious institution fronting the highway, except home occupations and multifamily developments (§ 29-17(a)). Cabinet-lit pylon or monument signs may not have a white or cream face covering more than 40 percent of the cabinet, and LED displays are barred unless the sign meets the separate criteria in § 29-16(l) for the non-Interstate commercial category (§ 29-17(b)(5), (6)). Larger developments can qualify for bigger freestanding signage under § 29-17(c) if the property has at least 1,500 feet of Interstate 35 frontage and 500,000 square feet of building area excluding storage and warehouse space.

Qualifying signs must sit at least 500 feet apart, within 1,000 feet of the Interstate 35 right-of-way, and can reach a 210-square-foot face for a single user or multitenant center, with tenant panels of at least 50 square feet up to six tenants, and a maximum height of 55 feet. These larger signs still require a standard sign permit plus city council approval of the design's compatibility with the community's aesthetic standards, and the council can deny or demand changes before approval (§ 29-17(c)(1)-(6)a). A satellite pad site within a unified development, such as a freestanding restaurant or service station, is treated as its own lot and is limited to the standard § 29-17(b) sign rather than the larger allowance.

Service stations may add a changeable gas-price display of up to four square feet per fuel grade (§ 29-17(e)), and the city council can grant a special exception by four affirmative votes for unique or iconic destination signage after a public hearing with mailed notice to owners within 200 feet (§ 29-17(f)).
