Lehi, UT Sign Regulations: Freeway-Facing Signs (2026)

I of the Development Code generally reserves pylon signs, the tallest and largest freestanding on-premises sign type Lehi allows, for commercial lots of three acres or larger, one per collector or arterial frontage. 2 carves out a freeway exception: a commercial lot or multi-tenant project under three acres can still get a pylon sign if it sits within 300 feet of the I-15 right-of-way, within 1,000 feet of an I-15 interchange, is oriented for freeway viewing, and is owned by a hotel, gas station, or restaurant, the businesses the City has decided most need to catch a driver's eye at highway speed.

b lets a business located within both the 300-foot right-of-way band and the 1,000-foot interchange band ask the Planning Commission for additional height if a freeway overpass or similar structure blocks visibility; the Commission can approve only the minimal increase needed to clear the obstruction, decided case by case with the burden of proof on the applicant, and the code sets an absolute ceiling of 70 feet regardless of the justification. A freeway-oriented pylon is still capped at 15 percent of the adjacent building wall's square footage or 200 square feet, whichever is less, up to 600 square feet for a multi-tenant project, and its support poles must be covered with architecturally matched pole covers at least 48 inches wide for a single pole.
