Grand Junction, CO Sign Regulations: Window Signs (2026)

Grand Junction calculates most sign allowances in Chapter 21.10 as a function of building frontage. For the MU-2, MU-3, P-2, CG, I-OR, I-1 and I-2 zone districts, § 21.10.080(d) sets the base formula at two square feet of sign area for every linear foot of the building facade most nearly parallel to the street, covering facade signs, flush wall signs and roof signs together under paragraph (5). Within that same paragraph, subsection (ii) carves out window signage: when merchandise is displayed in a window and signage is incorporated into that display, it is not counted toward the total sign allowance for the building.

That means a shop can dress a storefront window with product and accompanying signage without eating into the square footage it has budgeted for its main facade or wall sign. The exclusion is narrow: it only reaches signs incorporated with an actual merchandise display in a window, not freestanding window signs unconnected to displayed goods, and it sits inside the mixed-use and industrial standards rather than the residential or MU-1 sign rules addressed earlier in the same section. Roof sign height is capped separately so that the sign and structure together don't exceed the zone district's maximum building height, and no single sign anywhere in the chapter may exceed 300 square feet regardless of the window-sign exclusion.
