Las Vegas, NV Sign Regulations: Window Signs (2026)

120(F)(18) governs window signs citywide in commercial and industrial zoning. In the P-O, O and C-D districts, only one window sign per building is allowed, window signage cannot exceed 25% of the total window area on a building elevation, and the combined area of wall signs plus window signs on that elevation cannot exceed the area a wall sign alone would be permitted. Illumination in these districts is limited to internal or direct external light, and animated or electronic message unit signs are prohibited outright on any elevation facing and located within 200 feet of property zoned or planned for single-family residential use.

In the C-1, C-2, C-PB, C-M and M districts the code sets no numeric cap on the number of window signs, but still limits total coverage: window signage cannot exceed 25% of the total window area on an elevation, and the combined area of all wall, window, roof, awning and marquee signs together cannot exceed 20% of that building elevation. These districts allow internal, external, animated and electronic message unit signs, again except on an elevation visible from and within 200 feet of single-family residential property.

No sign certificate is required for a window sign under either standard, and there is no height or setback limit because the sign is applied directly to the glass.
