Arcadia, CA Accessory Structures: Shed & Carport Rules (2026)

Section 9102.01.060 and Table 2-5 govern sheds, studios and other accessory structures in R-M, R-0 and R-1. An accessory structure is allowed only when a primary dwelling is on site, and a lot can hold a maximum of two detached accessory structures, a number reduced by the legal accessory dwelling units on the lot. No kitchen is allowed, one room is the limit apart from a bathroom, and a sink, toilet and shower are permitted. Before any building permit issues, a covenant approved as to form by the City must be recorded stating the structure will not be used for overnight stay, rented, or used as a dwelling unit.

Table 2-5 caps floor area at 50% of the ground floor area of the main building, and that area counts toward the total floor area allowed for the zone. Front setbacks match the dwelling. Side setbacks are 10 ft in R-M, with R-0 and R-1 matching the dwelling, and the reverse corner street side is 20 ft in R-M. Rear setbacks are 10 ft in all three zones. Structures are limited to one story, must sit 6 ft from other structures, and top out at 16 ft, never above the dwelling's maximum height.

The front encroachment plane is 40 degrees in R-M and 30 degrees in R-0 and R-1. Structures on a permanent foundation must match the primary structure through similar paint colors, material types, and architectural styles. The section requires Site Plan and Design Review under § 9107.19 for construction or relocation, and even a structure that needs no building permit must meet the code's use, placement, height, and size rules. Under § 9102.01.040.E, one temporary or portable structure other than a tent or canopy, not exceeding 120 square feet in area and eight feet six inches in height, is permitted if it complies with all setbacks and any approved Homeowners' Association requirements.
