Shed permit rules in Dallas, TX β also referred to as storage shed, backyard shed, or accessory building regulations β set size limits, setbacks, and when a building permit is required.
Dallas generally does not require building permits for detached accessory structures under 200 square feet without utilities. Structures over 200 square feet or with electrical, plumbing, or mechanical systems require permits. Maximum height is 15 feet.
Detached accessory structures under 200 square feet that do not include utilities (electricity, plumbing, gas) generally do not require a building permit in Dallas. Structures over 200 square feet or those with any utility connections require a residential building permit. Accessory buildings may not exceed 15 feet in height. Setback requirements include at least 3 feet from lot lines of adjoining lots in R (residential) districts and 5 feet from adjoining lots in E (estate) districts. No accessory structure may be placed within 5 feet of another structure on the same property unless it meets fire code separation requirements. Accessory buildings may not exceed 30% of the building coverage of the rear lot. Roof overhangs are included in setback measurements.
Building without a required permit results in code violations, potential stop-work orders, and required retroactive permitting with additional fees.
