In San Clemente, a shed is a detached accessory building regulated by SCMC 17.24.070 and 17.24.080. Small sheds in the rear half of the lot may sit right up to a side or rear property line, while larger accessory buildings must meet zone setbacks.
Under SCMC 17.24.070, a detached accessory building with 450 square feet or less of floor area located wholly in the rear one-half of the lot may encroach into the interior-side and rear-yard setbacks up to a property line. One such building may encroach on lots 6,000 square feet or smaller; two may encroach on larger lots if separated by at least 10 feet. Accessory buildings over 450 square feet must conform to the underlying zone setbacks. A detached accessory building in the front one-half of the lot must follow the primary-building setbacks and may not exceed 15 feet in height. Sheds still require any applicable building permit and must comply with the maximum-encroachment table in SCMC 17.24.080.
