Lafayette, IN Building Safety: Building Permits (2026)

Lafayette Municipal Code § 13.01.060 makes it unlawful to erect, repair, change, alter or remove any building, billboard, sign or other structure in the City of Lafayette, Indiana without first obtaining an improvement location permit whenever the state's building rules require one, and a separate change of use permit is required to change a building's primary use, with that fee credited toward a later improvement location permit. Applicants file written applications and construction plans with the City Engineer, and for state-regulated construction, a release and stamped plans from the State Building Commissioner must reach the City Engineer before any local permit issues.

Contractors not already bonded with the city must post surety bonds ranging from $1,000 for trades like concrete, plumbing, heating/air conditioning, masonry and carpentry, up to $5,000 for a general contractor, renewed annually. Fees under subsection F run $0.15 per square foot or $200, whichever is greater, for new single-family and duplex construction and improvements, $100 for accessory structures and $50 for demolition; multifamily, commercial and industrial work is charged $0.25 per square foot or $250, whichever is greater, capped at $10,000, with a $600 fee for communication towers.

A permit expires if the authorized work does not commence within 120 days of issuance, or if it is suspended for 120 days after starting, and total construction time cannot exceed twelve months without a City Engineer extension. Subsection L blocks issuance of a new permit to anyone with an unpaid, non-appealed fine under the Stormwater Code, the Building Code, or the Electrical License chapter. Violations of the Building Code chapter, including working without a required permit, are punishable under § 13.01.990 by a fine of up to $1,000, with each day of continuing violation a separate offense.
