Lehi, UT Building Safety: Childcare Center Rules (2026)

200 sets nine standards for commercial daycares operating inside Lehi's residential zones, all layered on top of the State's own daycare licensing requirements. The building's exterior must resemble a single-family residential dwelling in harmony with neighboring homes, and a commercial daycare cannot be located inside a multi-family structure at all. Two daycares cannot sit closer than 400 feet apart, measured property line to property line. The entire front yard setback must be landscaped except for permitted driveways and walkways, and the site plan has to keep every vehicle from backing onto the public street, which pushes parking and turn-around areas into the side or rear yard unless the lot has a circular driveway.

The rear yard and every play area must be enclosed by a six-foot, sight-obscuring fence with gates that close and lock themselves, and the code bars any exterior signage advertising the business at all, a stricter rule than most commercial uses see. The hard population cap is 16 children at any one time regardless of square footage or staffing, and the operator still has to satisfy every State child-care licensing requirement on top of these zoning standards. The section was amended most recently on 5/12/26, showing the city continues to revisit how in-home commercial daycare fits into residential neighborhoods as Lehi's population grows.
