Anchorage adopts the International Building Code and International Fire Code under AMC Title 23, requiring NFPA-13 or 13R fire sprinklers in most new multifamily buildings, hotels, larger commercial occupancies, and many additions.
AFD Fire Marshal reviews sprinkler design with Development Services. New R-1 and R-2 occupancies (hotels and apartments) generally require sprinklers, as do larger educational, assembly, and storage occupancies. Single-family detached homes are not generally required to have sprinklers, but may need them when above certain size thresholds or in remote areas with limited fire-flow. Existing buildings undergoing significant alteration or change-of-use can trigger retrofit. Cold-climate design requires antifreeze loops or dry systems for unheated spaces and must address freeze risk in attics.
Permit denial, certificate-of-occupancy refusal, stop-work orders, and post-occupancy citations if a sprinkler system is removed, modified, or impaired without permits.
