Long Branch, NJ Building Safety: Fire Sprinkler Requirements (2026)

Chapter 173, the Long Branch Fire Prevention Code, locally enforces the New Jersey Uniform Fire Code through the Bureau of Fire Prevention, created within the Fire Department under § 173-3B. Section 173-5D, added by Ordinance No. C. 5:70 et seq. In practice that covers sprinkler heads, standpipes, smoke and heat detectors, and alarm panels, all of which also carry their own installation fees under § 147-3D, ranging from $110 for 20 or fewer sprinkler heads or detectors up to $1,630 for more than 1,000. The Bureau of Fire Prevention also inspects registered nonlife-hazard uses annually and collects a fee based on use group and square footage under § 173-5B, and it can require an owner to install a rapid-entry key box under § 173-8 for any sprinklered or interconnected alarmed building, giving fire crews access to sprinkler control valves and other protected spaces.

The Fire Official, appointed under § 173-4 and certified by the New Jersey Department of Community Affairs, oversees compliance and reports annually to the Director of Public Safety. A property owner disputing an enforcement decision may appeal to the Monmouth County Construction Board of Appeals under § 173-6, pursuant to the Uniform Fire Safety Act.
