Long Branch, NJ Building Safety: Plumbing Permits (2026)

Chapter 147, Construction Codes, Uniform, establishes the local enforcing agency for New Jersey's Uniform Construction Code, including a Plumbing Subcode Official, and § 147-3B sets Long Branch's own plumbing permit fees on top of the state code the city enforces. The base fee runs $20 per fixture in one- and two-family homes and $40 per fixture in every other use group, covering equipment or appliances tied to the plumbing system and appliances connected to gas or oil piping, with a minimum subcode fee of $80 per permit regardless of scope.

A separate flat-fee list covers connections and specialty work: $100 for a residential water service and $150 for a commercial one, $100 for a residential sewer connection and $150 for commercial, $75 for an air-conditioner unit, sewer ejector or backflow device, $90 for a grease trap, $80 to change contractors mid-project, $115 for pool drains, and $95 to cut and cap a sewer and water line or to drain and fill a septic system. Larger mechanical plumbing work is priced separately: $90 to install a mini-split condenser (plus $27 per additional evaporator coil), $110 for a medical gas system plus $27 per station or outlet, $185 for industrial or commercial air-conditioning and refrigeration, $90 for a boiler or furnace up to 250,000 BTUs and $390 above that, and a flat $25 per device for the annual certification of cross-connections and backflow preventers that require yearly testing. All fees under § 147-3 are due before the Building Department issues the permit.
