Scottsdale, AZ Building Safety: Green Building Code (2026)

Sec. 31-140 adopts the International Green Construction Code, 2021 Edition, as part of the city Building Code, made a public record through City Resolution No. 12505, effective July 1, 2023. Sec. 1 excludes one- and two-family dwellings and townhouses up to three stories with a separate egress, manufactured and modular housing, and any project using none of electricity, fossil fuels, or water. 2 deems a project compliant without going through the IGCC process if it is registered for certification under the LEED, Green Globes, or Living Building Challenge rating systems.

5 requires projects to meet the mandatory provisions of IGCC Chapters 5 through 9 and choose either the code's prescriptive or performance compliance path in each chapter. Sec. 31-141(g) deletes IGCC Section 103, Code Compliance Agency, in its entirety, and Sec. 31-141(j) routes appeals of the building official's decisions under this code to the Building Advisory Board of Appeals under Chapter 31, Article I. Sec. 31-142 amends the definitions chapter to add electric-vehicle infrastructure terms: an EV-capable space has the electrical raceway and capacity for future charging equipment, an EV-installed space has dedicated charging equipment on site, and an automatic load management system lets multiple chargers share a circuit while automatically reducing per-charger power. Subsequent sections (31-143 through 31-148) amend the IGCC's site sustainability, water use efficiency, energy efficiency, indoor environmental quality, materials and resources, and construction/operations chapters.
