Coconut Creek, FL Building Safety: Building Inspections (2026)

Section 13-83 is the working rulebook for inspection charges in the City of Coconut Creek. Any inspection requested before 7:00 a.m. or after 6:00 p.m. Monday through Thursday, or at any hour on a holiday, carries a special overtime fee of $100.00 per hour or fraction thereof, with a three-hour minimum of $300.00, added to the permit fee and prepaid. Reinspections are priced on a rising scale: $50.00 for the first occurrence, $100.00 for the second and $150.00 for the third, and each must be paid before any further inspection is done.

The licensed contractor of record is expected to call for the final inspection once all work is complete. If the contractor does not, a $25.00 fee applies and must be paid before the city issues any future permit to that contractor. Work that needs a permit and starts without one can be charged a double permit fee or $150.00, whichever is greater, and energizing a system without the authority's permission carries a $500.00 fine and disconnection of service under Florida Building Code Chapter 27.

Inspections tie back to the approved plans. Under section 13-38(d)(4), a permit authorizes only the use, arrangement and construction shown on the plans approved by the department, and any deviation is a violation of the land development chapter. Section 13-82 adds a $150.00 initial inspection fee for all trades on a nonresidential zoning and use certificate, with $40.00 per trade for reinspection. Section 13-83 also lists a $150.00 forty-year old building safety inspection report fee. Engineering inspections carry their own charges in section 13-88: $20.00 for cancelling less than 24 hours ahead, and reinspection visits of $40.00, $60.00 or $100.00 depending on the type.

Two other inspection powers sit outside the permit process. Section 10-20 makes the floodplain administrator inspect flood hazard areas for development undertaken without an approval, and section 6-35 lets the community improvement officer inspect residential and non-residential premises, entering with the owner's consent or pursuing legal means to secure inspection when consent is refused.
