Palatine, IL Building Safety: Building Inspections (2026)

Village Code § 8-23, Inspections, amends section R109 of the 2021 International Residential Code and section 110 of the International Building Code to add that all inspections must be requested for scheduling 24 hours prior to the inspection, that the person requesting it is responsible for knowing the address, permit number, and lot number if applicable, and that an inspection will not be granted without that information. The fee structure in section 8-22(7) itemizes the inspection stages a Palatine project moves through: plumbing and sanitation fixture inspections billed by fixture count, fire protection system inspections covering NFPA 13, 13D, and 13R sprinkler systems by head count, electrical system inspections billed by square footage or circuit count, HVAC inspections billed by square footage, and carpentry inspections covering framing, roofing, concrete, and insulation billed by square footage tier.

Section 8-22(7)f and g add that a contractor who calls for an inspection when the work is not ready is charged a re-inspection fee, while a cancellation is free only if made by 4:00 p.m. the day before a morning inspection or by 11:00 a.m. the day of an afternoon inspection. Once inspections are complete, section 8-24 requires the village to issue a certificate of occupancy within ten working days after the applicant requests it and the building official confirms all work has been completed and approved.
