Canton Codified Ordinances Section 1137.01's Table of Permitted Bulk and Area Requirements sets a maximum lot coverage percentage for each residential zoning district, with footnote (4) clarifying that the figure is the maximum percent of lot coverage excluding accessory buildings. The R-2 Single-Family district caps coverage at 40 percent, while the R-4 Other category (larger multi-family lots outside the standard single- or two-family use) allows up to 50 percent. The same table row sets a companion landscaping floor under footnote (5), the minimum percent of the lot that must be landscaped, which runs 33 percent in the districts carrying the 40 and 50 percent coverage figures shown here.

Because coverage is calculated against the principal building footprint only, a homeowner can still add a shed, detached garage, or similar accessory structure permitted under Chapter 1139 without that square footage counting toward the primary coverage cap, though the accessory structure has its own placement and size rules in the rear and side yards. Lot area and frontage minimums in the same table (for example 7,000 square feet and 60 feet of frontage in R-2 Single-Family) work together with the coverage percentage to control how much of a given lot can ultimately be built upon.
