Canton, OH Building Setbacks & Zoning: Setback Rules (2026)

Canton Codified Ordinances Section 1137.01's Table of Permitted Bulk and Area Requirements fixes front, side, and rear yard minimums for every residential zoning district. In the R-1 Single-Family district the minimums are 30 feet front, 5 feet per side yard, and 20 feet rear; the R-3 Single-Family district requires 25 feet front, 5 feet per side, and 25 feet rear. These numbers work alongside the general yard rules in Sections 1135.06 through 1135.09: a cornice projecting no more than 12 inches or a fence doesn't count against a required yard dimension, side yard width is measured as the least distance from the building to the adjacent side lot line, and no dwelling's rear yard may face a street line unless the dwelling sits at least 30 feet back from that line.

Footnote (1) to the table adds that all yards must be increased one foot for every foot of building height above 45 feet, so taller structures need proportionally deeper setbacks on every side. Section 1135.08 separately requires an additional two feet of side yard width for each story or fraction above two and one-half stories. Front yard depth can also be pulled in line with an established neighborhood pattern: where 40 percent or more of a block face is already built with a deeper front yard than the code minimum, new construction must match that established line under Section 1135.07(a).
