Berwyn, IL Building Setbacks & Zoning: Structure Height Limits (2026)

Berwyn Code of Ordinances §§ 1246.10 through 1246.13 print a Maximum Principal Building Height at Front Facade row in each residential table. For buildings other than bungalows the limits are 30 ft in R-1 Single-Family, 28 ft in R-2 Bungalow, 35 ft and 2.5 stories in R-3 Two-Family, and 45 ft and 4 stories in R-4 Multi-Family. In every one of the four districts, bungalows are limited to 20 ft, with 15 ft to the gutter.

Second-story additions to existing bungalows have their own standards in division (B) of each section. In R-1, R-3, and R-4 the addition must be set back a minimum of six feet from the front facade and, after that six-foot setback, the maximum height of the bungalow is 30 feet. In R-2 the addition must be set back a minimum of 15 feet from the front facade, and after the 15-foot setback the maximum height is 28 feet. The addition must maintain the existing front dormer when applicable, use a roof pitch similar to the bungalow's, and be clad with material of an analogous color to the original bungalow. Shingles and vinyl siding are not permitted cladding materials for the exterior walls of any bungalow addition.

Accessory structures are governed separately: under § 1244.04(A)(3) the maximum height of an accessory structure is ten feet, and § 1244.04 caps an aboveground swimming pool at six feet including attached fences and railings. The Zoning Administrator administers and enforces these limits under § 1240.06(A).
