For commercial and industrial zones under Section 8106-1.2, CO and C1 principal structures are generally limited to 25-35 feet, M1 to about 30 feet, with heights up to a 60-foot maximum available subject to Decision-Making Authority or Planning Commission approval; structures may reach 60 feet when located within 100 feet of an R-zone subject to approval. Accessory structures are generally limited to 15 feet, but under Section 8106-7.4, an accessory structure set back 20 feet from all property lines may exceed 15 feet, though it cannot exceed the principal structure's maximum height without a discretionary permit. Height exceptions for antennas, roof structures, and airport approach areas appear in Sections 8106-7.1 through 8106-7.6.
Building a structure taller than the zone's height limit without the qualifying setback or required discretionary approval is a violation; the County can require the structure be reduced in height or that an entitlement be obtained.
