Hoboken, NJ Business Licensing & Operations: Auto Repair on Residential Property (2026)

Hoboken's Zoning Code does not name auto repair as a home occupation, but the conditions governing every home occupation make clear it is not workable. Section 196-32B(2) bars any exterior storage of material or equipment used in the occupation, which rules out keeping vehicles, parts, tires or tools outside on the property, whether in a driveway, yard or on the street. Section 196-32B(3) separately bars any equipment or process that creates glare, fumes, odors or other objectionable conditions detectable off the lot, or outside the dwelling unit in a multifamily building; solvents, paint, exhaust and grinding dust from vehicle repair are exactly the kind of conditions that provision targets.

Section 196-32B(1) additionally bars conducting the business of selling stocks, supplies or products from the premises, aside from incidental retail tied to another permitted home occupation, which forecloses selling parts or supplies alongside repair work. And § 196-32B(5) lists specific businesses that can never be a home occupation regardless of these conditions: antique shop, barbershop, beauty parlor, wig styling, clinic, mortuary, nursing home, restaurant, veterinarian's clinic and dancing studio. Auto repair is not on that named list, but between the outdoor-storage ban and the fumes and odor condition, a genuine repair operation, one doing more than light at-home tinkering with no outside impact, cannot legally operate as a Hoboken home occupation.
