Coon Rapids, MN Fence Regulations: Height Limits (2026)

City Code § 11-1204.4 sets height maximums by yard rather than a single citywide number: four feet in the front yard setback, four feet on a street side yard for single- and two-family homes (though it jumps to seven feet between the rear lot line and the front of the house if the home is oriented with its front facing that side yard), seven feet for an interior side yard, seven feet for a rear yard, and eight feet where a residential district abuts a Commercial, Industrial, or Office district.

Front and street-side commercial, industrial, or office yards are capped at four feet unless a site plan approves otherwise. Section 11-1204.1(4) confirms that a fence up to seven feet does not need a building permit; going higher does. Electric, barbed, and razor wire fences, plus chain link under 11-gauge, are banned outright under § 11-1204.1(3). Section 11-1204.2(3) separately bars any fence, regardless of height, from a corner's site triangle, the visibility zone defined at § 11-1206.2(3) as the area between the curblines of intersecting streets and the point 50 feet back along each, kept clear between two and one-half and ten feet above the street centerline.

Fences must sit within the property boundary, or three feet back from a public right-of-way, trail, or sidewalk easement (§ 11-1204.3), and every fence must present its finished side, the one without visible framing or posts, toward the neighbor or street (§ 11-1204.1(2)). A fence that falls into disrepair is declared a nuisance outright.
