Coon Rapids, MN Fence Regulations: Fence Permit Requirements (2026)

Section 11-1204.1 sets Coon Rapids' fence permit threshold at seven feet: subsection (4) states the maximum height without a building permit is seven feet, so anything taller needs one, and even a permit-free fence still must comply with the rest of the section. Subsection (1) requires every fence to be built to applicable building code and City Code standards, in a professional and workmanlike manner, and of materials suited to its purpose. Subsection (3) bans electric, barbed, and razor wire fencing outright, along with chain link built from wire lighter than 11 gauge, in any district.

Once built, a fence has to stay in good repair under subsection (2); a fence that becomes a danger or falls into disrepair is declared a public nuisance, and the side facing a neighboring property or the street must be finished, meaning the framing, supports, or posts cannot show. Height itself is capped well below the seven-foot permit line depending on where the fence sits: Section 11-1204.4 limits a front-yard fence to four feet, an interior side or rear yard fence to seven feet, and a fence separating a residential lot from a commercial, industrial, or office district to eight feet.

Fences must also stay off drainage and utility easements where they would block runoff or utility access under Section 11-1204.2, and out of the site triangle at street corners entirely. A temporary fence, one not permanently anchored by posts, cannot stay up more than 30 days without written City approval, except that snow fences are allowed from November 1 through April 15.
