Coon Rapids, MN Fire Regulations: Propane Storage (2026)

Section 12-406 governs LP-gas tanks placed in residential districts and ties minimum setbacks to a tank's water capacity, measured to the nearest important building, group of buildings, or adjoining property line. Containers under 125 gallons need no clearance above ground but 10 feet if buried; containers from 125 to 250 gallons need 10 feet whether above or below ground; containers from 251 to 500 gallons need 10 feet either way plus at least three feet between above-ground containers; and containers from 501 to 2,000 gallons need 25 feet, reducible to 10 feet for a single container of 1,200 gallons or less if it sits at least 25 feet from any other LP container over 125 gallons.

Subsection (2) bans stacking one LPG container above another anywhere in the city, and subsection (3) requires any container or combination exceeding 1,200 gallons water capacity to sit inside an area enclosed by a secure six-foot fence. Section 12-407 extends the Fire Code's strict-compliance standard to commercial and industrial districts, while section 12-408 requires a permit from the Building Inspector, with a $10 permit fee per customer, for any container holding more than 125 gallons. Section 12-409 allows temporary portable containers during construction, or for up to four months where frost conditions block permanent natural gas service, if the Chief Building Official issues a permit. These sections sit inside Chapter 12-400, the Fire Prevention Code, which adopts the 2020 Minnesota State Fire Code and its amendments under section 12-401.
