Eagan, MN Fence Regulations: Height Limits (2026)

The City of Eagan sets fence heights by zoning district and yard location. In residential districts, fences in side or rear yards are capped at a maximum height of six feet (6'), while fences in front yards may not exceed forty-two inches (42") in height. The City's Fences handout summarizes this as a six-foot maximum for residential property generally, with a 42-inch limit where a fence extends into the front yard. In commercial zones, property-line fences within all business and industrial districts may not exceed eight (8) feet in height, except by Conditional Use Permit. Corner lots carry an additional restriction: on all corner lots in all districts, no structure (including a fence) over thirty (30) inches above the abutting curb line is permitted within the sight-visibility triangle near the intersection, so corner fences may effectively be held to 30 inches in that triangular area. Heights are measured per City standards, and homeowners should confirm yard designations before building. A Building Permit is separately required only for commercial fences greater than seven (7) feet, consistent with the Minnesota State Building Code exemption for fences not over seven feet.
