The Village of Schaumburg requires a building permit for retaining walls exceeding 4 feet in height measured from the bottom of the footing to the top of the wall. Walls over 4 feet require engineered drawings prepared by a licensed structural engineer. Retaining walls must be designed to handle soil pressure, drainage, and loading conditions specific to the site. All retaining walls must include proper drainage behind the wall to prevent hydrostatic pressure buildup. Walls must not redirect stormwater or surface drainage onto adjacent properties. Retaining walls in the right-of-way or along easements require additional approvals. Smaller retaining walls under 4 feet may still need to comply with setback requirements.
