Eden Prairie, MN Fire Regulations: Smoke Detectors (2026)

Subdivision 9 of the rental housing chapter, titled Smoke Detectors, states that existing Group R occupancies not already equipped with single station smoke alarms must be equipped with approved single station smoke alarms, and that detectors must go on each floor of a residential building consistent with the City's Fire Prevention Policy. The same subdivision imposes an ongoing maintenance duty: alarms must be maintained in an operative condition at all times and replaced or repaired as soon as they become defective, rather than merely installed once and forgotten.

Because this obligation sits inside Section 9.11's broader rental housing framework, it is enforced the same way as every other rental maintenance standard in that section: the Administrative Authority, defined as the Fire Chief, the Fire Code Official, or their designee, can inspect a building under Subdivision 3 whenever there is reasonable cause to believe a hazardous condition exists, including a missing or dead smoke alarm. A finding of noncompliance can be treated as a substandard building condition under Subdivision 10, which triggers the written notice, remedial deadline, and appeal process set out in Subdivisions 11 and 12, running through the Building Code Board of Appeals.

A landlord who lets a tenant occupy a unit that does not comply with applicable fire prevention provisions is separately barred from doing so under Subdivision 5.C.4.
