Under the Livonia zoning ordinance, a home occupation is a permitted accessory use in residential districts if it satisfies several tests. The use must be clearly incidental to the residential use, conducted entirely within the dwelling (not a detached garage or shed unless specifically permitted), and operated only by residents of the home (no non-resident employees on site). Exterior signs, outdoor storage, on-site retail sales, and significant client traffic are not allowed. The occupation may not create noise, odor, vibration, or electrical interference detectable beyond the property line. Certain uses such as auto repair, beauty/barber shops, animal kennels, restaurants, and instruction to more than one or two students at a time are specifically prohibited as home occupations.
