Oak Lawn allows home occupations as accessory uses in residential zoning districts subject to conditions in the Village's zoning code. The business must be clearly incidental to residential use, conducted by household members, and may not alter the residential character of the property. Customer traffic, outdoor storage, and commercial signage are restricted.
Oak Lawn's zoning code permits home occupations in residential districts as an accessory use. The home occupation must be conducted entirely within the principal dwelling by residents of the household. The business activity may not occupy more than a limited portion of the dwelling's floor area. No noise, odor, vibration, smoke, dust, glare, or electrical interference beyond normal residential levels may be produced. No stock-in-trade may be sold on the premises. Exterior evidence including signs, outdoor storage, or display is prohibited. Customer and client visits that would generate traffic beyond normal residential levels are not permitted. Only members of the immediate family residing on the premises may be employed at the home. Deliveries must be limited to what is typical for a residential use. Certain uses such as auto repair, manufacturing, beauty shops serving multiple clients, and medical practices with patient visits are prohibited as home occupations. Oak Lawn's Community Development and Building Department administers home occupation compliance across neighborhoods near 95th Street, Southwest Highway, and the Cicero Avenue corridor.
Operating a home business in violation of zoning conditions may result in a notice of violation from Oak Lawn Code Enforcement. Fines typically range from $75 to $750 per day of continued violation. Persistent violations may result in an order to cease the business activity and referral to the Village's administrative hearing process.
