Arlington Heights allows home occupations in residential zoning districts subject to conditions in the Village's zoning ordinance. Home businesses must be incidental to the residential use, may not alter the residential character, and cannot generate customer traffic, outdoor storage, or signage. Certain business types including auto repair, manufacturing, and retail sales from the premises are prohibited.
Arlington Heights zoning ordinance permits home occupations as an accessory use in all residential zoning districts. The home occupation must be conducted entirely within the dwelling unit by residents of the household. No more than 25% of the habitable floor area may be devoted to the business activity. The business must not produce noise, odor, vibration, dust, or electrical interference detectable beyond the property line. No merchandise or stock-in-trade may be displayed or sold on the premises. Signs advertising the business are prohibited. No exterior evidence of the business activity is permitted. Customer, client, or patient visits to the home are generally restricted or prohibited to avoid generating traffic beyond normal residential levels. No employees other than residents of the dwelling may work at the home. Commercial vehicles exceeding standard passenger vehicle size may not be parked at the property. Home-based businesses may require a Village business license depending on the nature of the activity. Prohibited home occupations typically include auto repair, vehicle body work, welding, commercial food preparation requiring health permits, animal grooming with multiple clients, and any activity requiring inventory storage visible from outside. Professional services such as consulting, accounting, graphic design, and remote computer work are the most compatible uses.
Operating a home business in violation of zoning conditions may result in a notice of violation from Code Enforcement at (847) 368-5200. Continued violations may result in fines and an order to cease operations. Operating without a required business license carries separate penalties.
