Riverside County, CA Parking Rules: Commercial Vehicle Restrictions (2026)

Under Ordinance 348, most residential zones (R-1, R-2, R-3) prohibit parking or storage of vehicles over a certain weight rating (typically 10,000 lbs GVWR) except for active loading or construction work. In the R-A (Residential Agricultural), R-R (Rural Residential), and A-1/A-2 (Agricultural) zones, one commercial truck or tractor belonging to a resident owner-operator is commonly permitted, often subject to setbacks from property lines and screening from the street. Trailers, dump trucks, and heavy equipment stored on residential parcels must typically be located behind the front-yard setback and may require opaque fencing. Truck terminals, yards, and fleet operations are permitted only in industrial and certain commercial zones, generally with a Plot Plan or Conditional Use Permit. Parking of a commercial vehicle on the public road shoulder for more than 72 hours can trigger abandoned-vehicle procedures under California Vehicle Code §22651 and §22669.
