Shoreline, WA Parking Rules: Driveway Rules (2026)

SMC § 20.50.410(A) requires that all vehicle parking and storage for both residential and nonresidential uses in Shoreline be located in a garage, carport, or on an approved impervious surface, pervious concrete, or pavers, including grass block pavers, and requires any surface used for parking or storage to have direct access, ruling out parking directly on bare lawn, dirt, or gravel that lacks an approved surface treatment. Subsection (B) then caps outdoor vehicle storage at a single-family dwelling: no more than six vehicles may be wholly or partially parked or stored outside of a building or carport, and that six-vehicle total can include at most two boats, recreational vehicles, or trailers in combination.

Parking spaces also cannot encroach into any required landscaped area under subsection (E), and asphalt or concrete lots must be marked with painted stall lines or an approved substitute material to Washington State Department of Transportation standards under subsection (D), with wheel stops required wherever a parked vehicle would otherwise encroach on adjacent property, pedestrian routes, right-of-way, or landscaped areas. Departures from these parking design standards require administrative design review approval under SMC § 20.30.297. Legally nonconforming parking spaces that predate the current dimensional standards may keep operating under SMC § 20.50.410(M) without being resized, except to meet ADA access requirements, and resurfacing an existing paved lot does not by itself trigger a requirement to change existing stall sizes.
