Nevada NRS 116.3112 gives Henderson HOA owners the right to install EV chargers in their exclusive-use parking spaces. HOAs cannot prohibit but may require permits, insurance, and aesthetic rules.
Nevada Revised Statutes 116.3112 protects the right of unit owners in common-interest communities (including Henderson master-planned HOAs like Green Valley, Inspirada, Cadence, Anthem, and MacDonald Ranch) to install Level 1 or Level 2 EV charging stations in or on parking spaces assigned for their exclusive use. The HOA may require the owner to pay installation, maintenance, and electricity costs, obtain proper permits, use a licensed electrician, comply with architectural guidelines, and carry liability insurance. HOAs cannot outright ban EV charging. Public charging stations are available at Henderson City Hall, Galleria Mall, and The District at Green Valley Ranch. NV Energy offers rebates for residential Level 2 chargers. Electrical permits from Henderson Building and Fire Safety Department are required for installation.
HOA refusal to allow EV charging: owner may pursue civil action under NRS 116 and Nevada Real Estate Division ombudsman. Unpermitted electrical work: citation and required removal under HMC Title 15.
