Maricopa, AZ Parking Rules: EV Charging (2026)

Maricopa Municipal Code 18.105.030 (General regulations and standards) sets EV-charging requirements for new and expanded parking facilities. In parking facilities containing 20 or more spaces serving multiple-unit dwellings, offices, hotels and motels, and large-scale resorts, at least five percent of the parking spaces must be electric-vehicle (EV) charging stations. Each EV charging station must be clearly marked with a sign reading 'Electric Vehicle Charging Station,' and stations may be equipped with card readers, controls, connector devices, and other equipment necessary for public use. For other uses that do not meet the 20-space threshold, EV charging stations are eligible for sustainable-development incentives under MCC Chapter 18.125. These requirements apply at development or redevelopment when off-street parking is provided under Chapter 18.105; there is no separate code mandate requiring single-family homeowners to install chargers. Arizona statewide policy (under A.R.S. Title 33) also limits HOAs from prohibiting EV charging stations on a member's own property.
