Littleton, CO Parking Rules: Loading Zones (2026)

Off-street loading spaces in Littleton cannot be used to satisfy a site's required off-street parking, and vehicle repair or servicing is prohibited at loading facilities. Every loading space or berth must sit on the same lot as the use it serves, though an adjoining alley may be used for loading with Public Works Director approval. Placement is tightly controlled: no loading space or berth may be located within 40 feet of an intersection, measured from the nearest lot line to the intersection of right-of-way lines, and none may sit in a required front yard, a sight triangle, or in a way that partially or wholly obstructs an alley or public right-of-way.

Access must be designed so trucks reach a street or alley with the least interference to traffic. Dimensions vary by district: a loading space in the BC or IP districts must be at least 12 feet by 45 feet with 15 feet of clearance, while NC and CM districts require a minimum of 12 feet by 18 feet with the same 15-foot clearance; mixed-use development in the CM district has its dimensions set through the Site Plan or Master Development Plan process instead. Docks and loading spaces must sit to the rear of the principal building and be screened with a Type B bufferyard along adjoining streets, and where a dock sits between the principal building and a residential use or district, the operator must either enclose the loading area with a roof and wall or screen it along its length with a Type C bufferyard.
