Mosinee, WI Parking Rules: Loading Zones (2026)

Section 42-711 of the City of Mosinee zoning code requires every lot used for a business, trade or industrial use established after the ordinance's effective date to provide off-street loading space with access to a public street or alley. The number of required berths scales with floor area: retail, wholesale, warehouse, service, manufacturing and industrial establishments need one berth for 2,000 to 20,000 square feet, two for 20,000 to 40,000, and three for 40,000 to 60,000, with an additional berth for each 50,000 square feet beyond that.

Hotels, offices, hospitals and places of public assembly, and funeral homes, follow their own smaller floor-area brackets. Required loading spaces must sit on the same lot as the use they serve, cannot be located within 30 feet of a street intersection, and cannot require a vehicle to back into a public street. Each standard loading space must be at least 12 feet wide, 40 feet long, with 15 feet of vertical clearance; funeral home loading spaces may be reduced to 10 feet wide, 25 feet long and 8 feet of clearance.

Every loading berth must be completely screened from residential properties by building walls or a uniformly painted solid fence, wall or door at least eight feet high. Open loading berths must be surfaced with a compacted macadam base at least seven inches thick, topped with at least two inches of asphalt or a comparable all-weather dustless material. No motor vehicle repair or service work is allowed at a loading facility in any residence district, and loading space cannot double as required off-street parking. The code does not set specific hours restricting when loading and unloading may occur; central loading facilities serving multiple lots are permitted instead of individual berths if the lots served have direct access without crossing streets at grade and no lot is more than 300 feet from the central area.
