Midland, TX Parking Rules: Overnight Parking (2026)

Section 10-13-4, in Chapter 10-13, Parking Prohibited, is a flat overnight ban applying only within a "business district" as defined at § 10-1-1: territory where at least 300 feet of frontage along a 600-foot roadway stretch is occupied by commercial or industrial buildings, so it reaches downtown and commercial corridors, not ordinary residential streets. For residential neighborhoods, § 10-13-5(C) does the overnight-parking work instead: any trailer, trailer house, mobile home, motor home or vacation travel trailer used as living or sleeping quarters may not sit on a public or private street, alley, or public park in a residence district for more than four hours in a 24-hour period.

Two visitor exceptions exist: a recreation vehicle belonging to a non-Midland resident may be parked and occupied on the street next to the Midland property they're visiting for up to 48 hours in any 30-day period, and a Midland resident may park (but not occupy) an RV on the street next to their own home while actively loading or unloading it for up to 48 hours in a five-day period. No such vehicle may sit closer than 40 feet to the near curbline of an intersecting street.

Enforcement of the public-street provisions falls to the Midland Police Department, while the Department of Planning and Development enforces the companion front-yard rules under the same section. Neither provision creates a permit or variance process for a longer overnight stay; a resident who needs more time must move the vehicle onto private property outside the restricted zone.
