Clarkstown, NY Parking Rules: RV & Boat Parking (2026)

Section 290-22A governs accessory off-street parking in residential districts, and item (3) is the Town's rule for recreational and utility vehicles: a resident may keep one currently registered, unoccupied trailer, mobile home, boat or utility trailer parked in an open accessory parking space. Three conditions apply together: the space must be adequately screened from view, it can't sit within the lot's required front or rear yard, and it has to stay at least 20 feet from a side lot line or from the building itself.

The 20-foot side setback and screening requirement loosen only where the lot has driveways abutting the lot line or a common driveway shared by two or more homes, situations the code recognizes as making a full 20-foot buffer impractical. The limit is one such vehicle per lot; the section doesn't authorize stacking a boat and a separate camper in the same yard. This sits alongside § 290-22A(2), which separately allows one registered commercial vehicle under 6,500 pounds to park screened in a residential zone with a 10-foot side setback, so the Town treats recreational trailers and boats under a stricter 20-foot buffer than ordinary commercial vehicles. Site plan or building permit review by the Building Inspector covers compliance with both provisions.
