Parsippany-Troy Hills, NJ Parking Rules: RV & Boat Parking (2026)

Section 430-25 of the Parsippany-Troy Hills Zoning chapter governs vehicles kept on residential lots. Subsection C is the rule for recreational gear: the outdoor storage of trailers, recreation vehicles and boats is prohibited in the front yard in all residential districts. The prohibition was added on 3-14-2000 by Ord. No. 2000:7 and it applies in every residential district in the Township of Parsippany-Troy Hills, Morris County, New Jersey. The text names the front yard; it does not itself say anything about side or rear yards.

The same section limits commercial vehicles on residential lots. Under subsection A, no commercial vehicle of a rated capacity exceeding 3/4 ton shall be stored or parked outdoors on a residential lot in a residential zone for a period of time greater than is required to complete a business transaction. Under subsection B, one commercial vehicle of a rated capacity not exceeding 3/4 ton may be parked or stored on a residential lot in a residential zone if owned or used by a resident of the premises.

The street is a different question and § 405-17 answers it. No person shall park or permit to be parked a vehicle, including any type of bus, recreational vehicle, camper or boat exceeding four tons GVWR, within the right-of-way of any Township street unless or while the vehicle is actively engaged in providing a service or making deliveries or pickups at a residence or business. Any towed trailer is barred from the right-of-way on the same terms: it can stay only while actively engaged in making deliveries or pickups or providing a service at a residence or business. Residents who cannot store a camper or boat in the front yard therefore cannot solve the problem by leaving it at the curb.

The Township Council adopted both provisions as ordinances of the Township Code, in Chapter 430 (Zoning) and Chapter 405 (Vehicles and Traffic).
