Piscataway, NJ Short-Term Rentals: Insurance Requirements (2026)

Section 15-5.e of the Township Code requires the proof of insurance to be submitted attached to, and concurrent with, the Short-Term Rental Permit application filed with the Department of Planning and Engineering. Under § 15-5.e.2, the standard minimum is $500,000 of general liability coverage for combined property damage and bodily injury to or death of one or more persons in any one accident. Owners of a multifamily home with four or fewer units qualify for a reduced minimum of $300,000 for the same combined coverage per accident or occurrence.

The same subsection also requires proof of the owner's current ownership of the unit (§ 15-5.e.1) and written certifications from the owner, the short-term rental agent, and the responsible party agreeing to perform their respective duties under the chapter (§ 15-5.e.3). These insurance and certification documents are reviewed alongside the rest of the application package, which also requires a driver's license or state ID confirming the property is the owner's principal residence, before the Department of Planning and Engineering issues or denies the permit within 10 business days under § 15-6.a.

A denial can be appealed in writing to the Office of the Business Administrator within 10 business days, with a decision due within 30 days of the appeal under § 15-6.b and § 15-6.c.
