Piscataway Township Code § 15-3.e sets the annual limit: except for Owner-Occupied Short-Term Rentals, rentals of any Dwelling Units shall be conducted no more than 180 total nights per calendar year, and each night in excess of that limit is treated as a separate violation, meaning a property that runs 200 nights in a year has committed 20 distinct violations rather than one continuing offense. The cap sits alongside a companion rule in § 15-3.f limiting any dwelling unit to one short-term rental at a time, so an owner cannot get around the 180-night ceiling by running two simultaneous bookings in different rooms of the same unit.

Because the exemption is written for properties that are owner-occupied, a condominium, single-family home, two-family unit, or multi-family unit that qualifies as a Short-Term Rental under § 15-3.b, where the owner also lives on the property and identifies it as a principal residence, is not subject to the 180-night ceiling; the cap targets non-owner-occupied rentals specifically. Piscataway's Short-Term Rental Permit, issued annually under § 15-4 for a $250 fee, must be renewed each year on the anniversary of the original issuance, giving the Department of Planning and Engineering a yearly checkpoint to review compliance with the night limit.
