Piscataway, NJ Short-Term Rentals: Short-Term Rental Permits (2026)

Piscataway Township Code § 15-4.a requires the owner or operator of a Short-Term Rental Property to obtain a Short-Term Rental Permit from the Township's Department of Planning and Engineering before renting or advertising for rent any short-term rental, in addition to any applicable land use requirement. For an existing rental, the application must show no more than two documented and verified police-response complaints in the last two years, no Noise Ordinance violations in the last two years, current township taxes and water and sewer charges, and no open Code Enforcement violations.

Section 15-4.b makes the permit mandatory in practice: no person or entity may operate or advertise a residential property as a Short-Term Rental Property without first obtaining that permit, and advertising it in print, digital, MLS, or any web platform before the permit issues is itself a chapter violation. Section 15-4.c sets the fee at $250 annually, non-refundable even if the Township denies the application, with the permit valid for one year from issuance; § 15-4.d requires annual renewal with another $250 fee, and § 15-4.e voids the permit automatically on any change of ownership, requiring a brand-new application and fee from the incoming owner. The Department must issue or deny the permit, in writing, within 10 business days of a complete application under § 15-6.a.
