North Las Vegas STRs are capped at about 2 people per bedroom and roughly 10 per unit. Properties must be owner-occupied with no more than 3 bedrooms; bedroom count follows County Assessor records.
Ordinance 3127 and AB 363 establish strict occupancy limits for North Las Vegas short-term rentals. Overnight occupancy is generally capped at two persons per bedroom, with an absolute maximum of approximately ten persons per residential unit consistent with Clark County valley-wide standards. Daytime occupancy (including visitors not staying overnight) is also limited, and large events such as weddings, receptions, and parties are prohibited. The bedroom count used to calculate capacity is taken from Clark County Assessor records, not the host listing. North Las Vegas additionally caps eligible properties at no more than 3 bedrooms in many cases and requires them to be owner-occupied (primary residence) to qualify. STRs are banned in apartment buildings and limited to 10 percent of units in multifamily structures. Exceeding occupancy is grounds for citation and permit revocation.
Occupancy exceedance: citation, fines, and Conditional Use Permit review. Hosting prohibited events: immediate enforcement, permit suspension, and possible revocation.
