Homestead, FL Sign Regulations: Window Signs (2026)

City Code Sec. 23-80(5) governs window signs in every zoning district except single-family and two-family or multiple-family residential (residential window signage is separately covered under Sec. 23-79(3)). In commercial and other non-residential zones, an establishment gets one sign per window or door, and the copy is limited to the address, phone number and hours of operation. Numerals for the address may not exceed six inches in height, and the letters and numerals for the phone number and hours of operation are capped at two inches in height.

An "open/closed" sign is separately permitted, capped at two square feet with letters up to twelve inches tall. Businesses may repeat their establishment name more than once, with letters up to six inches tall. Restaurants get an added menu board up to four square feet if it's affixed to a window. Commercial businesses may also add establishment service, product identification and accessory signs on a window or door, totaling no more than four square feet per sign. Critically, the total aggregate size of all window signs allowed under this subsection cannot exceed 25 percent of the total area of each separate window panel, and in no case may window signs for a single establishment exceed 30 square feet in total.
