Jackson, MS Sign Regulations: Window Signs (2026)

Sec. 102-31(14) exempts "window signs which identify or advertise activities, services, goods, or products available within the building, or which advertise the building itself, and which collectively cover 20 percent or less of the total window glass surface area of the entire building including the frame" from the sign permit otherwise required by the chapter. Two features of the wording matter for how it's applied: the 20 percent cap is measured against the entire building's window glass, not a single storefront window, so a multi-tenant building's signs are compared collectively against the whole structure's glass area; and the same subsection separately states "visibility of flashing lights through the window is expressly prohibited," a flat ban regardless of the 20 percent figure.

That flashing-light language echoes the citywide prohibition in Sec. 102-32(5), which bars signs with "flashing, intermittent or animated illumination" outside narrow exceptions for time-and-temperature displays. A business that covers more than 20 percent of its window glass with signage loses the exemption, and the excess becomes a regulated sign subject to the permit, registration, and district-area limits that apply to building or wall signs generally, plus the notice-and-removal enforcement in Sec. 102-33(d) if it's found noncompliant.
