Parker, CO Animal Ordinances: Veterinary Clinic Zoning (2026)

Section 13.05.030(e)(4) of the Parker LDO imposes use-specific standards on veterinary clinics and hospitals beyond the base zoning district's allowed-use table. Outdoor facilities associated with a veterinary clinic or hospital, meaning any building or area used for animal care, must sit at least 150 feet from an abutting residentially zoned property line, and cannot interfere with a public right-of-way, easement, shared access, walkway, or other service area. That buffer applies on top of whatever base setback the underlying district already requires, so a vet clinic proposed next to a residential district needs extra separation regardless of the district's normal setback table.

In the Downtown East (DE) district, a distinct rule bars a veterinary clinic or hospital from occupying ground-floor space that fronts Mainstreet, protecting the pedestrian retail character of Parker's historic core. Parking demand is set separately in Table 13.08.F, Off-Street Parking Requirements, under Section 13.08.080: veterinary clinics and hospitals need 1 parking space per 500 square feet of net leasable area, not counting any area occupied by animals, in all zoning districts other than Downtown East, where the parking table marks the use N/A because it is not permitted there on Mainstreet frontage.
