Under Atlanta Code Ch. 8 the city adopts the Georgia State Minimum Standard Building and Fire Codes (IBC and IFC) with local amendments. Automatic sprinkler systems meeting NFPA 13 or 13R are required for new commercial occupancies above thresholds and for new R-2 multi-family buildings (typically three or more units), as well as for substantial renovations. Atlanta Fire Rescue Department reviews plans and conducts acceptance testing. Building owners must maintain systems under NFPA 25, with quarterly, annual, and five-year inspections by licensed contractors. Out-of-service systems require fire watch coordinated with AFRD until repairs are complete.
Operating without a functional required sprinkler system is a serious code violation; AFRD can issue fines, mandate fire watch, and seek occupancy revocation in egregious cases.
