Full Breakdown

3 of the 2021 International Fire Code and replaces them with the Town's own text. 2, Where required, states plainly that "all new building and structures shall be provided with an automatic sprinkler throughout," a broader mandate than the base model code. The Town then lists nine exceptions: detached single-family dwellings classified Group R-3 and their detached accessory structures (but not Group R-4 group homes); detached telecommunication buildings under 600 square feet used only for maintenance; detached accessory structures such as gazebos, ramadas, guardhouses and golf-course restroom buildings; detached canopies of Type I or II construction up to 3,000 square feet set at least 10 feet from buildings and property lines; fire-rated fabric shade canopies of the same size and setback; portable storage containers of Type I or II construction under 360 square feet with no hazardous materials, set 10 feet from buildings and other containers; factory-built temporary real estate or construction offices under 1,500 square feet in place no more than 12 months; detached Group U occupancies under 3,000 square feet set back 10 feet; and covered walkways with no combustible storage underneath, approved by the fire code official.

1 requires sprinklers throughout an addition unless the addition's fire area is under 1,000 square feet or 10% of the existing building's floor area, whichever is less. 5's four hazard levels, require a sprinkler retrofit whenever a building changes occupancy into a higher-hazard use, regardless of size for buildings 5,000 square feet or larger. 2 requires R-4 residential care facilities (six to ten clients) to install sprinklers throughout, including attached garages and, in Condition 2 facilities, concealed combustible spaces, with electrically supervised water-flow switches.

Violations & Fines

Constructing or occupying a new building without the required automatic sprinkler system, or expanding a building past the addition thresholds in Section 903.2.1 without adding sprinklers, is a Town Building Code violation enforced through the standard permit, inspection and stop-work process in Chapter 7. Changing a building's occupancy into a higher hazard level under Table 903.2.5 without installing the required sprinkler retrofit is likewise a code violation subject to Building Official enforcement.

Frequently Asked Questions

Do new single-family homes in Queen Creek need fire sprinklers?
No. Amended Section 903.2 requires sprinklers in all new buildings, but Exception 1 excludes detached single-family dwellings classified Group R-3 and their detached accessory structures from that mandate.
What buildings does Queen Creek's sprinkler mandate cover?
All new buildings and structures other than the nine exceptions listed in Section 903.2, including small telecom buildings, gazebos and similar accessory structures, small canopies, portable storage containers, temporary sales offices, small Group U buildings and covered walkways.
Does adding onto an existing building trigger a sprinkler requirement?
Yes, under Section 903.2.1, unless the addition's fire area is less than 1,000 square feet or under 10% of the existing building's floor area, whichever is smaller; larger additions must have sprinklers throughout all levels.
