Oldham County, KY Building Safety: Building Inspections (2026)

Section 150.003 establishes the county's building inspection program in three parts. First, under KRS 198B.060(8), the program applies to every building subject to 815 KAR 7:120, the State Building Code. Second, the county specifically extends plan review and inspections to single-family, two-family and townhouse construction covered by the State Residential Code, 815 KAR 7:125, meaning residential projects get their own review step rather than only a commercial-building lens. Third, the county separately enforces the State Heating Ventilation and Air Conditioning Law and Regulations, promulgated in 815 KAR 8:007 through 100 under KRS 198B.650 to 198B.689, so HVAC work is inspected under its own state regulatory track even on a residential job.

Section 150.004 puts administration of this whole subchapter in the hands of Planning and Development Services, subject to the advice of the County Fiscal Court, and § 150.002 requires that every Building Code inspection be carried out only by an inspector the State Department of Housing, Buildings and Construction has certified, with electrical inspections requiring the state's separate electrical-inspector certification. A property owner whose project falls outside these inspection requirements, or who proceeds without the required inspections, is exposed to the daily fine in § 150.999(B).
