Laguna Niguel controls buildable area through setbacks rather than a single-family lot-coverage percentage. Enclosed accessory structures may cover no more than 50 percent of the rear-yard setback, and RP and RM projects must provide 25 percent common open area.
The Laguna Niguel residential development standards in LNMC Table 3.2 do not set an overall lot-coverage percentage for single-family districts; instead, buildable footprint is governed by the required front, side, and rear setbacks and the 35-foot height limit. Specific coverage rules do apply to accessory structures: under Sec. 9-1-35.3(e), enclosed accessory structures, whether attached or detached, may not cover more than 50 percent of the rear-yard setback area. For RP planned residential and RM multifamily projects, Table 3.2 requires a minimum of 25 percent common open area of the net site area. Minimum lot sizes are 4 acres in RS-1, 8,000 square feet in RS-2, and 3,000 square feet in RS-3 and RS-4.
Exceeding accessory-structure coverage or open-area minimums is a zoning violation; relief requires a minor adjustment (Sec. 9-1-114) or precise-plan approval for RP projects.
