Flagstaff, AZ Business Licensing & Operations: Auto Repair on Residential Property (2026)

Two Zoning Code sections limit running an auto repair operation out of a home. Section 10-40.60.180, Home Occupations, lets a resident-run business operate inside a dwelling in a residential zone under a Home Occupation permit issued through Section 10-20.40.070, but caps vehicle-related activity tightly: no more than one motor vehicle, or vehicle-trailer combination, not exceeding a gross vehicle weight rating of 14,000 pounds may be stored at the residence or used in connection with the home occupation, on top of a general ban on outdoor storage of materials, goods, supplies, or equipment tied to the business and a 10 percent cap on the dwelling's floor area devoted to it.

Section 10-40.60.200, Live/Work, governs the separate live/work unit type and is more absolute: it lists vehicle maintenance or repair, including body or mechanical work on cars, boats, and recreational vehicles, plus vehicle detailing and painting and upholstery work, as an activity a live/work unit may never be established or used for, alongside adult businesses, hazardous-material storage beyond residential norms, welding or open-flame work, and medical marijuana dispensing. Together the two sections leave no path to run a vehicle repair garage from a house or live/work unit in Flagstaff: the home occupation route survives only if the business avoids working on more than the one permitted vehicle and keeps all activity indoors, while the live/work route rules out vehicle repair as a listed use outright.
